Role
A student accommodation provider based in Newport Wales, is looking for a Maintenance Supervisor.

To provide planned, preventative, and reactive maintenance services across electrical, plumbing, joinery, and building fabric disciplines, ensuring compliance with health and safety standards and delivering a high-quality environment for residents and staff.

Duties and responsibilities

Maintenance Services

  • Perform planned and preventative maintenance tasks as directed.
  • Carry out electrical maintenance and repairs, including:
    • Cooker repairs and replacements.
    • Immersion heater repairs and swaps.
    • Electrical testing, inspections, fuse replacements, and resetting MCBs/RCDs.
    • Repairs to lighting and power installations.
  • Conduct emergency lighting fitting, testing, maintenance, inspections, and replacements.
  • Perform fire alarm testing, inspections, minor repairs, and component swaps.
  • Undertake reactive joinery and building fabric tasks (e.g., lock repairs, door hanging, hinge replacement, noticeboard fixing, small painting/decorating jobs).
  • Carry out reactive plumbing maintenance (e.g., tap washer replacement, toilet seat fitting, tightening leaking joints).
  • Complete any other minor repair work not requiring a qualified tradesperson.
  • Use company electronic systems to:
    • Identify work and create/close work orders.
    • Assess fault history and produce reports for Facilities and Village Managers.

Facilities & Caretaking Services

  • Assess equipment and installations for compliance with standards, regulations, and ACOPs.
  • Evaluate asset condition for future replacements and refurbishments.
  • Determine need for external contractors and monitor their performance.
  • Assist with stock ordering and management of maintenance spares and consumables.
  • Conduct regular inspections of resident apartments and complete checklists.
  • Transport furniture and equipment between rooms.
  • Re-equip flats with small items (e.g., shower curtains, toilet brushes).
  • Provide lock-out assistance to residents and staff.
  • Remove waste materials and perform litter picking as required.
  • Clean/weeding of external grounds and car parks; assist with internal cleaning when necessary.

Health & Safety

  • Act as a member of the Fire Evacuation team.
  • Complete regular Health & Safety checks and rectify issues promptly.
  • Maintain accurate records of Health & Safety checks.
  • Undertake job-specific risk assessments.
  • Assist with site inductions and issuing permits to work for contractors.

General Duties

  • Work outside normal hours when requested (including weekends and summer periods).
  • Support Village and Facilities Managers with technical assistance.
  • Participate in open days and resident tours as required.
  • Perform any other duties consistent with the role.

Skills and experience

  • Essential:
    • Knowledge of electrical faults and maintenance systems.
    • Basic maintenance skills across multiple disciplines.
    • Familiarity with Fire and Health & Safety procedures.
    • Ability to use relevant tools and equipment.
  • Highly Desirable:
    • Competence in using computer systems for data input and email communication.
  • Desirable:
    • Knowledge of cleaning methods and systems.
    • NVQ/City & Guilds Level 2 in Building Maintenance or related discipline (Highly Desirable).
    • Basic First Aid (Desirable).
    • Full UK Driving License and own vehicle (Desirable).
